gas and mineral lease dated August 26, 1953, and recorded in Deed Book 186, at page 49 of the public
records of 5t. Lucie County, Florida. In the event oil or other minerals are e:•er found under aforesaid
property~, all roS~alties «•ill belong ta grantee.
,,~~j~~ the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee
simple; that it has good right and lawful authority to selt and convey s~id land; that it hereby fully war-
rants the title to said land and will defend the same against the la~i~ful claims of all persons whomso-
e~~er; and that said land is free of all encumbrances.
This con~~eyance is made subject to tne follo~ving conditions and restrictions ~;~hich shall be constru-
ed as co~~enants real running with the land to wit :
Subject to existir~g easements, if any and to easements shown on subdivisior, plat.
1. No building other than one pri~~ate dwelling and garage (carporte) shall be erected ot~ this lot.
The dw•elling shall ha~-e an inside livable floor area of at least 600 square feet and the garage (car-
porte) at least 180 square feet and shall he located at least 30 feet from street or back line, 25 feet from
~ide ;:treet lines and 10 feet in5ide lines of such lot. In case of single o«~riership of more than one lot,
this covenant shall apply to the parcel owned as a whole. A duplex or guesthouse may not be erected ex-
cept ~~ith express ~rritten approval of Grantor.
2. No d~ti•elling may be erectEd on a?anci area af less than 9,000 square feet.
3. All plans, including plot plans, elevations and fences must be first appro~•ed by Grantor or an
Association of Propert~~ Ow~ners ~i~hen formed and such construction ti~~hen started must be completed
within ~ mor~ths.
•1. No outside toilet facilities ti~•ill be permitted and septic tankti must be erected and maii~tained in

5. No tent, trailer, or any temporary type of structure shall be used as a resicience, and the lat

6. ~'o fence, ~r•all, hed~e, trees or shrubs which obstruct vision bet«•een 2 and 6 feet above road-
~ra~•s «~ill be permitted on ari~• corner ]ot. And any fence, hed~e or shrubher~~ on a~~ ~xi,erfront site that
is «•ithin 30 feet of the ~~-ater line can not exceed th:ee feet in height.
7. No activity will be perrnitted which is ~ nuisance or annoyance to the neighborhood. Household
pet~ are permitted if nat maintained for any commercial purpose.
8. No sign can be c~isplayed e~cept one professional sign or a"Sale" or "Rent" siAn of not more
than one square foot.
