simple; that it has good right and lawful authority to setl and conve~• said land; that it hereby fully war-

This conveyance is made subject to tne following conditions and re~trictions ~~~hich shall Li~ constru-

_ Subject to existing easements, if any and to easements shown on subdivision plat.
1. :~o building other than one private dwelling and garage (cargorte) :;hall be erected uri this lot.

No outside toilet facilities ~vill be permitted and septic tanks must be erectec~. and maintaiiied in
a manner as prescribed by the St. Lucie County Board of Health. :~'o draina~,re ma~~ be located «•ithin 25
feet of an adjoining lot, 50 feet of a waterfront lot, or 5G feet of any r~'ell.
5. No tent, trailer, or any temporary type of structure shali be used as a residence, and the lot
shall not be used for storing,an, rnaterials except construetion in progress.
6. iv'o fence, wall, hed~e, trees or shrubs which obstruct vision bet«•een 2 and 6 feet above raad-
~~•ays w•ill be permitted on an~• corner lot. And any fence, hed~e or shrubber~~ on a~raterfront site that
i~ «~ithin 30 feet cf the ~~~ater line can not exceed three feet in height.
7. No activity will be permitted which is a nuisance or annoyance to the neighborhood. Household
pets are permitted if not maintained for any commercial purpose.
8. No sign can be displayed except one professional sign or a"Salc" or "Rent" sign of r~ot more
than one square foot.
