The grantee, his les~ee or family, is gi~~en permissio~i to use for fishing or bathing or boating the Lakes and Canals as shown on Plat of Lakewood Park,~but Grantee may not construct anything extend- ing into ~r o~•er the ~ti•aters of the canals or lakes. N~ boats shall be anchored aff shore in the canais or lakes, and when not in use shall be kept as closely adjacen~ to the bank as safety allows to the end that navigation of the «~aterways w~ill not be impeded. Any u;e of the canAls or lakea shall be at the sole and absolute risk of the person so usin~. l0. No filling or dredgin~ ma~~ be done beyond any lot line, nor shall ~n~• cuttin~ of boat slips or similar excavatin~ ~~•ithin the lot line be done; nor any bulkhead or sea wall.be built until ~lans haae been appro~~ed by Grantor. 11. If a lot borders a canal or lake, the bed of the canal or lake and the ~vaters above such bed are not included. 12. Portions of the Plzt marked "Reser~•ed" is the private propertv of the Grantor and not subject to these conditions and restriction. and the Grantor reser~~es the right to release in whole or in part any restriction hereunder or to include in any contract or deed hereafter made an~• additional restrictive co~~enants providin~ same are not inconsistent with the~e herein contained. 13. Any and all rights and reservations of the Grantor herein included may be transferred or as- si~,*ned by the Grantor to a Property Owners Agsociation or some corporate or non-corporate organization whose purpose it is to pros~ide for the welfare of Lakewood Park. All purcha4ers of residence property are to be automatically entitled to membership and voting rights in an association of O~vners to be form- ed for the purpose of enforcin~ the convenants and maintaining the hi~h standards of Lakewood Park. ~11 o~~ners shall be entitled to equal rights in the use of streets, park areas, lakes aiid canals and any other use of property which shal] be set apart by the Grantor and be maintained by the Property Own•• ers A~sociation ~vhen formed or a corporate or non-corporate organization. Grantee will pay $11 for each lot to Grantor, his nominee:~ or assigns, on Februar,r- 1, of each year, said sum to be used for gen- eral maintenance, 14. The Grantor reser~•es to itself the rua~i~ and wa~~s sho«•n un the Plat referred to herein and re- ::er~•es the right at any time to dedicxte all roads or ways sha~vn on Plat to ~tiblic use or to convey same to the State, Count~• or City or any a~enc.y thereof. 15. For the breach of an~- of the above restrictions, the Grantor shall be entitled to apply~ for relief bv iniunction in addition to any other remedy anci failure of the Grantor to enforce a rPStriction herein shall not. be deemed a wavier of a right to dc, so thereafter as to the same, a prior, or subsequent breach, and Grantor shall not be held liable for said failure to enforce any restriction herein. 16.
