I~ THIS IS A PURCHASE MONEY MORTGAGE.
~~IT IS HEREBY COVENANTED AND AGREED that as long as the indebtedness se-
~cured by this mortgage deed is unsatisfied, in whole or in part, the m~rt-
jaagor shall maintain in good condition all existing fences, cattle pens
land other improv~ements upon said lands; that the mortgagor shall expend ~

~a minimum sum of Fifteen Thousand Dollars ($15,000.00) per year, upon said
;lands and for the improvement of said lands, for two (2) ye~rs, beginning
~on the lst day of September; 1965, and will furnish proof thereof to the;
~mortgagee, upon request; that the mortgagor sha1L place upon and apply tp
~;said lands sufficient lime and fertilizer to maintain, and shall maintaiin,
~all improved pasture, new and old, in accardance with good husbandry and
