ir.~ into or o~•er the ~~xters of the canals or lakes. No boats shall be anchored off ~hore in the canals or
lakes, and when not in use shall be kept as closely adj~cent to the bank as safety allows to the end that
navigatic~n of the watera•ays ~vill not be impeded. Any use of the canals or lakes shall be at the sole and
absolute risk of the person ~o u~in~.
l0. No filling or dredging may be done beyond an~~ loC line, nor shall any cuttin~ of boat slips or
similar excavating w~ithin the lot line Ue cione; nor an~• bulkhk:ad or sea wallbe huilt until plans have been
appro~~ed by Grantor.
11. If a lot borders a canal or lake, the bed of the canal or lake atid the ~~~aters above such ber~ are
t~ot included.
12. Portions of the Plat marked "Reser~•ed" is the private property of the Grantor and nut subject to
these conditions and re~trictions and the Grantor reser~~es the right to release in whole or in part any
restriction hereunder or to include in any contract or deed hereafter made an~~ additional restrictire
co~~enants providinQ same are not inconsistent with these herein contained.
13. Any and all rights and reservations of the Grantor herein included may be tranaferred or as-
signed by the Grantor to a Property Owners Association or some corporate or non-corporate organization
~1~ho~e purpose it is to pro~•ide for the welfare of Lakewood Park. All purchasers of residence property
~re to be autamatically entitled to membership and voting righta in an association of Owners to be form-
ed for the purpose of enforcing the convenants and maintainin~ the hi~h standards of Lakewood Park.
All o«~ners shall be entitled to equal rights in the use of streets, park areas, lakes and canals and any
other use of property ~~hich shall be set apart by the Grantor and be maintained uy the Property Own•~
ers A~: ociation when formed or a corporate or non-corporate organization. Grantee will pay $11 for
c~ach lat ta Grantor, his nomii~ee~ or assigns, on February Y, of each year, said sum to be used for gen-
eral maintenance.
14. The Grantor reserres to itself the ruaus and wa~~~ sho~~•n un the Plat referred to herein and re-
s~r~•es th~ right at anv time to dedicate all roads or ~ra~~s shown on Plat to public use or to convey same
to thF State, Count~~ or City or any a~ency thereof.
15. For the breach of an~- of the above restrictions, the Grantor shall be entitled to apply for relief
b~• injunction in adciition to any other remedy and failure of the Grantor to enforce a restriction herein
shall not be deemed a wavier of a riqht to do so thereafter as to the same, a Prior, or subsequent breach,
and Grantor shall not be held liable for said failure ~o enforce any restriction herein.
16. Al] of the co~•eiiants and restrictioi~s shall remain in force until January 1, 1968, and shall be
automaticall~~ rene«~ed for each 5 year neriod there~fter unless o~vners of at least t~vo-thirds of the lo~s in
the de~•elopment ahall, at least six months prior to an~~ such rene«•al date, agree in writing to a change in
or an abrogation of an~- of the abo~~e co~-enants, and records such writing so nmending the aforesaid
covenants,
