absolute risk of the per,on ~o usin~.

similar exc~tvatin~ ~ti•ithin the lct line be done; nor an~' buikhead or sea ~~~all.lae built untii plans have been
appru~ ed by Grantor.
11. If a lot borders ~ ea~~al or lake, th~ bed of the canal or lake and the ~~~aters above such bed are
not included.
12. Portions of the Pl~it marked "Reser~•ed" is the pri~•ate property of the Grantor and not ~ubject to
these conditions and re~trictions and the Grantor reservps the right to release in ~rhole or in part any
restriction hereunder or to include in any contract or deed hereafter made an~~ additional restrictive
co~~enants providin~ same zre not incon~i~tent ~vith the,e herein contained.
13. Any and all righ~9 and reservations of the Grantor herein included may be transferred or as-
signed by the Grantor to a Property Owners Association or some corporate or non-corporate organization
whose purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property
are to be aut~matically entitled to membership and votir.~ rights in an association of C)wners to be form-
ed for the purpose of enforcin~ the con~~enants and maintainin~ the high standard~ of Lakewood Park.
All owners ghali be entitled to e~qual ri~h~q in the use of streets, park areas, lakes arid canals ~nd any
other use of property which shall be set apart by the Grantor and be rnaintained by the Property Own•~
ers A.sociation wher? formed or a corporate or non-corporate or~'anization. Grantee a~ill pay $11 for
each lot to Grantor, hi~ nominee~ or assigns, on Februar~~ 1, of each year, said sum to be used for gen-
eral maintenance,
14. The Grantor r~ser~~es to itself the run~ts and wa~•s ~ho«~n un the Plat referred ~o herein and re-
~er~•es the right at an~~ time to dedicate all t•oads or wa~•~ shown on Flat to public use or to convey same
to the State, County or City ar an~~ a~enc.y thereof.
15. For the breacri of an~• of the above restrictions, the Gra~itor sh~ll be entitled to ~~~ly for relief
b~~ irijunction in additian to any other remed,y and failure of the Grantor to enforce a restriction herein
shall not be deemed a wavier of a right to do so thereafter as to the same, a prior, or subsequent breach,
and Grantor shall not be held liable for said failure to enforce ar~~~ restriction herein.
16. All of the co~~enants and restrictions shall remain in force until January 1, 1968, and shall be
automaticall~• rene«~ed for each 5~•ear ~eriod there~ft~r unless owners of at least t~~•o-thirds of the lot~q in
the de~•elopment Qhall, at least ~ix months prior to an~ c~ich rene~val date, a~ree in ~vriting to a cht~nge in
or an abroRation of any of the abo~~e co~•enants. and records such writing so amending the aforesaid
co~•enants.
