11. If a lot boxders a canal or l~ke, the bed of the canal or lake and the ~i-aters abo~~e such bed are
r~ot included.
12. Portions af the Plat marked "Reser~•ed" is the private propert~~ of the Grantor and not subject to
the;e canditions lind re:triction~ and the Crantor reser~~es the ri~ht to relea:;e in whole or in part any
restriction hereunder or to include in an~ contract or deed hereafter made an~• additional restrictive
co~•enants pro~•idin~ same are not inconsistent with these herein contain~d.
13. Any and all rights ~nd reservations of the Grantor herein included may be transferred or as-
sifined by the Grantor to a Propert~~ Owners A;~sociation or some corporate or non-corporate organization
~~•hose purpose it ia to pro~•ide for the welfare of Lakewuod Park. All purchasers of resic~ence property
are to be automatically entitled to membership and ~~oting rig}~ts in an associatia~ of Uwners to be form-
ed for the purpose of enforcin~ the convenants and maintaining the high standards of Lakewood Park.
All owners shall be entitled to equal ri~h~5 in the use of streets, p~rk areaG, lakes and canals and any
~ther use of property ~~~hich shall be set apart by the Grantor and be maintained by the Property Own•~
ers A~sociation «~hen formed or a corporate or non-corporate organization. Grantee will pay $11 for
each ]ot. to Grantor, his nominee~ or assigns, on Februarv 1, af each year, said sum to be used for gen-
er~il maintenance.
14. The Grantor reser~~es to itself the rv~us anci «~a~~s shown on t},e Plat referred to herein and re-
~er~~es the right at an~~ time to dec~icate all roads or «•ays shown on Plat to public use or to convey same
to the State, Count~~ or ~"ity or any a~enc.y thereof.
15. For the breach of an~~ of the above restrictions, the Grantor sh~ll be entitled to apply for relief
by injunction in addition to any other remedy and failtsre of the Grantor to enforce a restriction herein
~hall not be deemed a wfivier of a ri~ht to do so there~fter as to the same, a prior, or subsequent breach,
and Grantor shall not be held liable for said failure to enforce any restriction herein.
16. Ali of the co~~enants and restriction~ shall remain in force until January 1, 1968, and shal] be
automaticall~- i•ene~ved for each 5 year pei•iod therenfter unless ownErs of at least t.~~~o-thirds of the lo~q in
