for the use ana operation thereof, now or hereafter placed on the prernises,
and any replacements or renew~ls thereof.
21. Paragraph (a)(1) of the "Together with" clause hereof is hereby
moc3ified to the Extent that the mortgagor does her2by mortc~age, tran5fer,
set over, assign and pledge unto the mortgagee all citrus crops now and
hereafter growiny on said premises, hereby giving and granting unto the
mortgagee a first and prior lien thereon, provid~d, however, that such
lien ~hall be ancl is hereby expressly made subject ar~d subordina~.e to
an~~ crop mortgage securing ~ loan made by a recognized Production Credit
Association covering any citrus crop whi~h comes into existence by bloom ~
prior to forer_losure sale under this mortgage. Any such crop mortgage
sna11 not however be a li~n prior to this mortgage on any citrus crop
`oming into being by bloom subsequent ta said fozeclosure sa1e~
22. And the said Mortgagor furtlier covenants and agrees for so 1.ong as
all, or any part of the indebtedness secured hereby remains unpaid to
pr~serve, maintain aiid care for the citrus groves upon the above described
~remises, such care and mainten~nce to include cultivating, spraying,
uusting, pruning, fextilizir~g, watering, protection against damage by
frost and fire, marketing of crops and replanting of tress when ne~dea,
all to be d~ne in a husband-litce manner anr3 in accor~.ance with approved
rnethods of grove culture, and agree not to top-work said groves without
tn~ written COI1S~17t of the holder of this mortgage, provided further that
u~on the ~ailure of the Mortgayor to Fully comply with any or all pro-
visions of the ~l~ave cavenants, the holcter of the indebtedness secured
hereby, in addition ~o all its other ryghts and remedies for breach of
cuvenants in this mortgage cantained, and in addition to its right, hereLy
expressly given, zo declare a default ugon the brea~h of ~ny such covenant,
~7~ay, at its op::ion, take such ac~ion as it deems r.ecess~ry to preserve,
maintain and care for the premises, and said holder of such indebtedness
is hereby given full rights of ingrPS~ and eyress to the premises securing
this loan in order. to preserve, maintain and care for such premises for so
long as all or any part of the indebtedness s~cured hereby is unpaid, and
any reasonable expense incurred by it in so doing shall become part of the
inciebtedr.ess s~cureci, her~by, and ~hal.l beeome immediately due ~nd payable
and shall bear interest at the rate provided her~in for matured obligations,
h~wever, it is expressly understood ar.d agreed that the holder of such
indek~~edn~ss is under no ok;liga~ion to do so, except at its own elec~ion,,
anci failur~ OI'1 th~ part of such holder to ~ake any a~tzon hereunder sha11
nct constitute a waiver of further breaches of such covenants; it is
further covenante~ and agreed by the said martgagor that he will not mine
or cause, authorize or perrnit an~~ mining of phasphate, limernck, limestone,
clay, sand, oil, petroleum or any other mineral ~n the lands secured by
this mortgag~ without the pxiar wri~ten consent af the N,c~rt~agee anci any
viol~ti.on of this cov~nant shall give the said Mortgagee the option ~v
cleclare a default on said mc~rtgage anci accElerate the principal balance
uue on the i~ote hereby secured, toge~her with any ather ri.ghts in case
