fees, arid costs of aUstracts of title, incurred or paid at any time by the murtgagee because of the failure
on the part of the mortgagur promptl~~ and fuil~~ to perform the agreen~ents and co`•enants of said prom-
issory note and this mortgage, and said costs, char~es, and expenses s}iall be imm~diatel~• due and pa~•-
able and shall be secured b,r~ the lien of this rnortgage.
7. That he will keep the improvements noH• existing or hereafter erected ori the mortgaged propert~•,
insured as may be required from time to time by the mortgagee against loss b~~ fire and other hazards,
casualties, and contingencies in such amounts and for such periods as ma~• be required by~ mort~agee,
and will pay promptly, when due, any premiums on such insurance for pa~•ment of ~+•hich pro~•isi~m lias
not been made hereinbefore. All i»surance shall be carried in companies appro~•ed b~~ martgaK~~e and
the policies and renew~als thereof shall be held by mortgagee and ha~~e attached thei•eto loss }~a~•al~le
clauses in fa~•or of and in form acceptable to the mortgagee. In event of loss he ~~•ill gi~•e immediate
notice by mail to mortgagee, and mortgagee ma~~ make pt'oof of loss if not macie p?•omptl~• b~• mortKagor,
and each insurance company concerned is hereby authorized and directed to make pa~•ment for such
loss directly to mortgagee instead of to mortgagor and mortgagee jointl~~, aricj the insurance proceeds, or
any part thereof, may be applied b~~ mortgagee at its option either to the reduction of the ind~bt~~dness
hereby secured or to the restoration or repair of the propert~~ damaged. In e~~ent of f~~rectosure of this

shall pass to the purchaser or grantee.
