The grantee, his lessee or family, is given permi:~sion to use for fi~hing or bathing or boating the Lakes and Canals as shown on Plat of Lakewood Park,~but Grantee may not construct anything extend• ing into or o~•er the w~aters of the canals or lakes. No boats shall be anchored off shore in tl:e canals or lakes, and when not in use shall be kept as closely adjacent to the bank as safety a11owK to the end that navigation of the waterways will not be impeded. Any use of the canals or lakes shall be at the sole and absolute risk of the person so using. 10. No filling or dredging mxy be done beyond any lot line, nor shall any cuttin~ of boat slips or similar excavatin~ ~.~ithin the lot line be done; nor any bulkhead or sea walli~e built until plans have been approved by Grantor. lI. If a lot borders a canal or lake, the bed of the c~nal or lake and the ~vaters above such bed are not included. 12. Portions of the Ylat marked "Reser~•ed" is the private property of the Grantor and not subject to these conditions and re~trictions and the Grantor reserves the right to release in whole or in part any restriction hereunder or to include in any contract or deed hereafter made any xdditional restrictive co~~enants providing~ same are not inconsistent with these herein contained. 13. Any and all rights and reservations of the Grantor herein included may be tranaferred or as- signed by the Grantor to a Property Owners Association or some corporate or non-corporate organization whoae purpose it is to provide for the welfare of Lakewood Park. All purchasers of residence property are to be automatically entitled to membership and voting rights in an association af Owners to be form- ed for the purpose of enforcing the convenants and maintaininR the high standards of Lakewood Park. All o~~•ners shall be entitled to equal rights in the use of streets, park areas, lakes and canals and any other use of property «•hich shall be set apart by the Grantor and be maintained by the Property Own•~ ers A4sociation when form~ed or a corporate or non-corporate organization. Grantee will pay $11 for each lat to Grantor, his nominees or as~igns, on February 1, of each year, said sum to be used for gen- eral maintenance, 14. The Grantor reserves to itself the ru~us and w~iS~s shown un tY~e Plat referred to herein and re- serves the right at any time to de~icate all roacls or wa~•:c sho~vn on Plat to public use or to convey same to the State, County or City or any a~ency thereo~F. 15. Foi• the breach of anv of the above restrictions, the Grantor shall be entitled to apply for relief by injunction in addition to any other remedy and failure of the Grantor to enforce a restriction herQin shall not be deemed a wavier of a right to do so thereafter as ta ±he same, a prior, or subsequent breach, and Grantor shal] not be held liable for said failure to enforce any restriction herein. 16.
