This conveyance is made subject to tne following conditions and restrictions «•hich shall b~ constru-
ed as covenants real running with the land to wit :
Subject to existing easements, if any and to easement~s shown on subdi~•isi~n plat.
1. ?~'o building other than one pri~~ate dwelling and garage (carporte) ~hall be erected ori this lot.
The dwelling shall have an inside livable floor area of at Ieast 600 square feet and the garage (car-
