the grantor hereby covenants with said grantee that it is lawfully seized of said land in fee

simple; that it has good right. and lawfu] authority to sell and convey said lar?d; that it hereby fully war-
rants the title t~> ~aid land and will defend the same against the lawful claims of all persons whomso-
e~~er; and that said land is free of all encumbrances.
This conveyance is tnade subject to tne following canditions and restrictions which shall be constru-
ed as covenants real running with the land to wit:
~ubject to existing easements, if any and to easemeiits shown on subdivision plat.
1. No building other than one private dwelling and garage (carporte) shall be erected or? this lot.
The dwelling shall ha~~e an inside livable floor area of at least 600 square feet ai~d the garage (car-
porte} at least 180 square feet and shall be located at least 30 feet from street or back line, 25 feet from
side street lines and 10 feet inside lines of such lot. In case of single ownership of more than one lot,
this co~•enant shall apply to the parcel owned as a whole. A duplex or guesthouse may not be erected ex-
cept with express written approval of Grantor.
2. No dw•elling may be erected on a!and area of less than 9,000 square feet.
3. All plans, including plot plans, elevations and fences rnust be first appro~•ed by Grantor or ar.
Associ~tion of Property Owners when formed and such construction when started must be campleted
within 9 months.
I~To outside toilet fac~lities will be permitted and septic tarik~ must be erected aaid maintained in
a manner as prescribed by the St. Lucie County Board of Health. No drainage may be locatec! within 25
feet of an adjoir~ing lot, 50 feet of a~vaterfront lot, ar 50 feet of any ~vell.
5. h'o tent, trailer, or any temporary type of structure shall be uaed as a residence, and the iot
shall not be used for storing~ny materials except construction in progress.
6. ?~'o fence, wall, hedge, trees or shrubs whieh obstruct visio : bet~~~een 2 a~~d 6 feet above road-
«~ays will be permitted on any cor;ier lot. And any fence, hedge or shrubber~• on a«~aterfront site that
is ~~ithin 30 feet of the water line can not exceed three feet in height.
7. No activity will be permitted which is a nuisance or annoya*~ce to the neighborhood. Household
pets are perznitt$d if not rriaintained for any commercial purpose.
8. No sign can be displayed except one professional sign or a"Sale" or "Rent" si~n of not more
than one square foot.
