the grantor hereby covenants with said grantee that it is tawfully seized of said land in fee
simple; that it has good right and lawful authority to sell and convey said land; that it hereby fully war-
rants the title to said land and «-i11 defend the same against the lawful claims of all persons whomso-

This con~•eyance is made subject to tne following conditions and re~trictions «•riich shall be constru-
ed as co~~enants real runnin~ with the land to wit :
Subject to existing easements, if any and to easements shown on subdi`~ision plat.
1. h`o building other than one pri~~ate dwellin~ and garage (carporte) shall be erected or~ this lot.
