service station, including the ~reasin~ and s~rvicing of automobiles,
the traking of minor replacements and repairs, the parking of automo-
biles for bir~f and for the marketing of automo~ile tire~, accessa~
ries, and other merchandi.s e; all, or one or mor~, brax~ches thereof
being the busines~ n~~hich Lessee proposes to conduct or cause to be
conducted on said premises; Lessee reserving, however, the right to
conduct or c~use to be conaucted thereon any lawful busiress.
In the event Lessor shalY be unable to furnish said permits
witha.n fifteen (15) days from the date hereof, Lessee sha11 have the
option af cancelling ard terminatin~ this lease by nntice to such ef-
fect to L~ssar; and, iT~ the event this lease is so terminated, Lessee
sha11 not be liable to Iessor on account of any covenants ar obliga-
tions herein contained
A.RTICLE V.
IMPF~OVEMENTS ~ LESSEEo
Lessee shal7. have th~ ri~ht to erect, install, maintain and
opera~e on said premises such buildings structures, improvements,
equipment, fixtures (trade or otherwise~ and appliances (~ith the
right of remova~ as hereinaf ter provided on, under, and above the
ground $s it may re,~uire or des ire in the candu~t of the bus iness ta
be conducted on said premises, the same to be in addition to those of
Lessor as described in the n~xt succeeding Article entitled "Lessor's
Improvements." Lessee shall have the further right to make, at i~s
expense, suc~i additions to or ~lteratians in Lessor's buil~ings,
s tructures, and improvements as Lessee sh all d~~m des irable or neces-
sary, and tQ make cor.nections w~ith any and al~ Water-, gas~, and se~er-
lines and -pipes on or servirrg the ~emis ed premises, and to continue
the use and service thereof duri~~ the term of this lease.
In the event Lessee desires to install, grior to the comp~e-
tion of the a.mprovements to be m~de by Lessor, any equivment, fixtures,
or other appliances necessary far th~ operation o~' the business to be
conducted on said premises, I,essee's ~epresent$tives or employee~
shall have the right to enter upon sai.d premi~es for that purpose,
ard the presence of anq of L~ssee's prope rty or representatives upon
said premises sha11 in nowise be cons trued as constituting ~.eceptance
or possession of the premises by Lessee; and Lessee sha].1 have the
further r~~ht to remove such equi.pment, fixtures or appliances if,
upon completion of th~ i~rprc3vements to be made by Lessor as herein
pravided, such impravements a~e not satisfactory and acceptahle to
Lessee.
