It is covenanted and agreed that in the ~prrovin~ or fur-

Lessor a~rees to provide, furnish and maintain a suitable
and adequate water supply for~ the demands at saic± nremises for v~ater
and aZso pro~ride, furnish and maintain an ad~quate~ and suitable ~ari~
tary sewerage syste~. If plans and specifica~iar.s mentioned in this
Article provid.e that ~he Lessor shall supply and ins tall a septic
tank to serve the premisss by reasor. of the fact that usual e~nd ordi-
nary sev~er lines or facilities are not no~v available for the premises,
it is understood t~at should such sewer lir.e or facilities hereafter
become aeailable, Lessor shall, at Lessor's expsnse, cannect said
premis es on and to the tre n availa ~ls s e~er lire . Any f e es , char~e
or assessment by any public autharity, arisirg out of the establish-
ment or maintenarce of any seRer l.ine serving said premises, whether
or not located thereon, sha11 ~e borne b~ Lessor. If the Rater sup-
ply ].i.ne or sa~itary sewerage system, rrhether of the septic tank type
or other~ise, fails to properly work during any da~~ or da.ys, the rent'
rPserved in this lease sha~.l cease ta accrue a~nd Lessor shall not be
e~titled to colle~t nor shall Lessee be obligated to pay, any rent for
such day or days that said premises are rvithout water or said se~~ra~~
system is not in working ~nd sanitar~r candi~ion.
