13. Any and all righis and reservations of the Grantor herein included may be transferred or as-
signed bt~ the Grantor to a Property Owners Association or some corporate or non-corporate organization
tvho~e purpose it is to pro~~ide for the welfare of I.akewood Park. All ~urcha::ers of re:,idence property
are to be at2tomatical~~ entitled to membership and votin~ ri~hts in an as~ociation of Owners to be form-
ed for the purpose of enforcin~ the con~•enants and maintaining the hi~h standards of Lakewood Park.
All ow~ners ~hall be entitted to equ~l ri~hts in the use of streets, park areas, lakes and canals and anY
other u~e of property ~~•hich shall be se4 apart b,v the Grantor anci be maintained by the Property Own•~
ers Association when formed or a corporate or non-corporate or~anization. Grantee tivill pay 1 for
each lot to Grantor, hi` nominees or assi~ns, on February 1, of each year, said ~um to 6e used for gen-
eral maintenance,
14. The Grantor reser~~es t~ itself the rurt~is ~nct ~i-<<~•s sho~i~t~ un the Plat referred to herein and re-
~er~~es the right at an~~ time to dedicate all ro~ds or w~e~•s sho~vn on Plat to public use or to convey same
to the State, Countti~ or Cit~• or ai~y agettc~~ thereof.
15. For the breach of ~in~~ of the abo~~e restrictions, tY~e Grantor shall be ei~titled ta apply~ for relief
b~~ injunction in addition to any other remedy ~nd failtZre of the Grantor to enforce x restriction herein
shal! not be deemed a wAVier of a ri~ht to do so thereafter as to the ~ame, a prior, or subsequent breach,
and Grantor shall not be held liable for said faili~re to enfoi•ce an~~ restriction herein.
16. All of the cat•enant5 and restrictions shall remain in force until January 1, 1968, and shall be
automaticall~~ renet~~ed for each 5 year period therenfter unle~s o~vners of at least t«•o-tn~ra5 0~ tne to~5 sn
the c~e~•elopment Ghall, at leasi six months prior to an~• such rene«•al date, a~ree in writing to a change in
