AND t~e grantor hereby covenants wi~h said grantee that the
grantor is lawfully seized of said land in fee simple; that the ~rantor
has govd right and lawful authority to sell and convey said land; that
the grantor hereby fully wdrrants the title to said Zand and will defend
the same against the lawful claims of all persons whoansoever; and that
said land is free oE a11 encumbrances~ except taxes accruing subsequent
to December 31, 1964.
