All purcha:ers of residence property are to be autom~tically entitled to membership and voting ri~hts in an association of Owners to be form- ed for the purpose of enforcin~ the convenants and maintainin~ the high standards of L~kewood Park. All owners shall be entitled to equal rights in the use of streets, park area~, lakes anci canals and any other use of property ~~•hich shall be set apart by the Grantor and be maintained by the Property Own•~ ers A~sociation ~vhen forrne~ or a corporate or non-corporate or~anization. Grantee will pay $11 for each ]ot to Grantor, his non~inees or as:;igns, on Februar~• 1, of each year, said ~um ta be used for gen- erai maintenance, 14.
