4. Parties hereta a~ree that Purchaser shall not be entitled
to sell, tran~fer or in any way assi~n any of their rights here-
under and that aIl rights of the parties hereto and under said
above described unrecorded agreement sha21 be nu11 and void and of
no further fvrce and effect upon conveyance of the above described
