MORTGAGE DEED, REAL AND PERSONAL i~`~~ ~~3~
PROPBRTY AND CROPS
AGRESMENT by and between SARGEANT CITRUS PRODUCTS, INC., a Florida
corporati,on, (hereinafter referred to as "Mortqagor"), and JAMES
Tl1LCOTT, INC., a New York corporation qualified to do buainess in the
State of Florida, (hereinafter referred to as "Mortgagee") :
WI TN 8S SETH:
WHERFAS, Mortgagor has entered into divers financial agreements
and arrangements with Mortgagee, as to all of which Mortgagor ack-
nowledges that Mortgagee has fully aomplied, and ~
WHERFAS, Mortgagor has requested that Mortgaqee grant further
financial accommodations and continue some of the existing arrangements
and agreements and has requested that Mortgagee, in addition to the
paymente made by Mortgagee as required by and under the hereinafter
described Mortgagor's Agreement for Deed, make payn?ent of the sum
required thereunder for Mortgagor to obtain the Deed and all other present
benefits accruing to Mortgagor under said Agreement for Deed. (The
Aqreement for~Deed referred to herein relates to the property herein-
after deacribed, is between F'RANC$S I~RR I~ISTER, as Vendor, and
SARGEANT CITRUS PRODUCTS, INC., as Vendee, dated August 19, 1960;
all the right, title and interest of SARGEANT CITRUS PRODUCTS, INC.
thereunder having been assi~ned to Mortgagee), and
WHEREAS, Mortgagee has requested, as a condition thereof, additional
collateral and security.
NOW THEREFORE, for good and valuable consideration, receipt of
which is hereby acknowledged by Mortgagor, l~brtgagor grants, bargains,
sells, aliens, remises, releases, conveys and confirms unto Mortgagee
all those certain tracts of land of which Irbrtgagor is now seized
, and/or in actual possession, situate in St. Lucie County, Florida,

~ TRACT NO. 1
~ West half (W 1/2) more or less, of all that part of Section 1,
Township 36 South, Range 38 East, lying North of State Hiqhway
No. 8, being that part of said tract lying East of Header Canal
and West of the half section lateral canal running North and
South through said tract~ subject to all rights of ways for
public roads and drainage canals; and '
TRACT N0. 2
All that part of Section 1, Township 36 South, Range 38 East,
lyinq South of State Road No. 8, and the White City back road,
subject to all rights of ways for public roads and drainage
canals; and
TRACT N0. 3
~ Northwest quarter (NW 1/4) and North half of Northeast quarter
(N 1/2 of NE 1/4), all in Section 12, Township 36 South, Range
~ 38 East, containing 240 acres; subject to all rights of ways
~ for public roads and dranage canals; and
TRACT N0. 4
South half (S 1/2) of Secti,on 23, Township 35 South, Range
38 $ast, excepting therefrom rights of ways for canals and
~ public roada.
~ TOGETHER with all of the plants, treea, fruits and crops
~ now and hereafter on the above described lands.
