Mortqagor.ehall at least twenty days pr.ior to the date that any other superior lien or Mortgage could be accelerated or declared in default and without demand therefore or grace period, furnish Mortc,~Qee with written adequate notice of due payment and/or other compliance. 11. Mortgagee may, at its option, exhaust any one or more ' of its remedies against one more or all of the~arcels of land secu=ed hereby and/or against one more or all of the property secured hereunder and any parta thereof, either concurrently or independently and in auch order as Mortgagee may determine without any such choice precluding pursuit by Mortgagee aqain~t any and/or all other security or eollateral simultaneously or separately. 12. Mortgagee may, at its sole option, fr~ m time to time, make further advances to the l~ortgaqor and all such advances shall l.ikewise be secured by this Mortgage and all the proviaiona of this mortgage shall apply to any and all further advances as well as to all of the indebtedneseasard obligations aecured hereby. Upon request of the Mortgagee,at any time,the Mortgaqor ahall exeaute any and all other and further3nstruments deemed necessary by the Mortgagee in furtherance of the provisions hereof, enforcement thereof and evidence thereof. 13. Without affecting the liability of any person (other than any person released pursuant hereto) for payment of any indebtedness secured hereby, and without effecting the priority or extent of the lien hereof upon any property not specifically released pursuant hereto, Mortgagee may, at any t ime, and fraa t ime to t ime, without not ice and without limitation as to any legal right or privilege of the Mortqagee: a) Release any person liable for payment of any indebted- ness secured hereby; ` b) Extend the time or agree to alter the terms of payment E of any of the indebtedness; • ~ ~ c) Accept additional security of any kind; ~ d) Release any property securing the indebtedness; ' ~ e) Consent to the creation of any easement on or over ; the premises or any covenants restricting use or occupancy thereof. 14. Any agreement hereafter made by Mortgagor and Mortgagee pursuant to this Mortgage shall be superior to the rights of the ~ holders of any intervening liens or encumbrances and no agreement by Mort a r hereafter made shall be deemed superior to the rights of the ~ 9 90 Mortgagee. ~ ~ 15. And the said Mortgagor further covenants and agrees for ~ ~ so long as all, or any part of the indebtedness secured hereby remains ~ unpaid to preserve, maintain and care for the cftrue groves upon the ~ ~ above deacribed premises, auch care and maintenance to include culti- vating, spraying, dusting, pruning, fertilizing, waterinq, protection ~ against damage by frost and fire, marketing of crops and replanting of ~ trees when needed, all to be done in a husband-like manner and in ~ accordance with approved methoda of grove culture, and agreeSnot to ~ ~ - 8 - ~ ~ go~K 139 122 ~ . ~ _ , ~ - ~ .,W _ - _ - . ~~.~y~r__s..
