That the Mortgagor will keep the buildings located upon any part of the real property hereinabove described and encumbered hereby fram time to time, in a good state of repair and wi11 not permit, commit or suffer to be committed any waete, im- pairment or deterioratioa af aaid property or any part thereaf. 5. That the parties hereto understand and agree that there is l.ocated upoa the ; real property hereinabove deacribed citrus groves, and that such mortgage, in additl..on 4 to encumberiag said citrus groves, also encumbers certain persanalty used in the ceil,t- ivatiom and maintenance of said citrus groves. The Mortgagor cove.na,nts and agreea that it will not permit any waste or deterioratian to take place in either the citrus grovea or the peraonalty used in the cultivation or maintenaace thereaf, and in coanection there- with, the Mortgagor specifically covenants and agrees that it wi11 cause thes~id citru8 groves to be maintaiaed and cared for in a good aad husbandry,2ike manaer cu~tomary, compatible with and in conformity to the prevailiag staadarde a~ citrus grove care and f operation in the cownty or counties ia which the citrus graves eacumbered hereby are located throughout and during the entire period af time that there remains due upo~ this ~ mortgage any sum of money. And in connectioa with the care and ma3ntenance of the citxus groves, and in order to prevent deterioration or waste thereo~f~ it ie the iatention of the parties that such care and maintenance shall include, but shall not be ]imited to, cultivation, operation, fertilizatioa, pruain.g~ ~prayi~g,~ and all other iteme or ingred- ients which are included in tlie caze aad maiatenance cus,tomarily required or aecessary to maintain, operate and cultivate a citrus grove in first-class shape aad cuadition. In reference to the machinery, trucke, cars or peraonal equipment ~ncumbered hereby and used in the care aad rnaintenance of the citrus groves, the Mortgagor covena.nte aad agrees that said machinery will be maintaiaed in a good and first-class coaditioa a;ul~ L in addition thereto. will cause all such personalty to be replaced, repaired or reaovated } wherever necessary, aad auch replaced peraonalty shall be subject to the liea and effeck of tJzis mortgage deed. The Mortgagee, her heirs, legal repreeentativea or dnly author• ? ized agents, shall have the full right and priviZege af i,nspectiag a11 af tke property which ` is encumbered hereby at aay and alt reaeo~able times to determine whether or not any waete or deterio~ation has occurred or taken place, and in the eveat that any deteriora- tion or waste has been permitted ar has occurred under this Paragraph or any other parsgraph af thia mortgage, the Mortgagee, her heirs, legal representatives or assigna, ~ may expend such avms of moaey as naay be necessary to correct or cure such waste ~ or deterioratiom without affecting the right af the Mortgagee herein to foreclose this mortgage, or any other right she may have hereuader, or undez the pramissory note which this mortgage secures, aad a11 such sums so advanced shall bear interest at the ; rate of Eight Percent (8~i) per aanum. 6.
