A RESOLUTION GRANTING APPROVAL TO A MAJOR
ADJUSTMENT TO AN APPROVED SITE PLAN AND
CONDITIONAL USE PERMIT FOR THE PROJECT
KNOWN AS PORT ST. LUCIE MOVING AND STORAGE
DEPOT
WHEREAS, the Board of County Commissioners of St. Lucie County, Florida, based on the
testimony and evidence, including but not limited to the staff report, has made the following
determinations:
Carlos Munoz Quintana, presented a petition for a Major Adjustment to an Existing Site Plan
and Conditional Use Permit for the Project, known as PSL Moving & Storage Depot, that
provides for a 9,040 square foot second story addition at the miniwarehouse and self-
storage facility located at 5801 South US Highway One, in the CG (Commercial General)
Zoning District for the property described in Part B.
On March 7, 2000, via Resolution 00-007, the Board of County Commissioners approved a
minor site plan and Conditional Use Permit to allow the construction of a 14,560 square foot
mini-warehouse and self- storage facility to be known as PSL Moving & Storage Depot.
The Development Review Committee has reviewed the site plan for the proposed project
and found it to meet all technical requirements and to be consistent with the future land use
maps of the St. Lucie County Comprehensive Plan, subject to the conditions set forth in Part
A of this Resolution.
The proposed project is consistent with the general purpose, goals, objectives and
standards of the St. Lucie County Land Development Code, the St. Lucie County
Comprehensive Plan and the Code of Ordinances of St. Lucie County.
The proposed project will not have an undue adverse effect on adjacent properties, the
character of the neighborhood, traffic conditions, parking, utility facilities, or other matters
affecting the public health, safety and general welfare.
All reasonable steps have been taken to minimize any adverse effect of the proposed project
on the immediate vicinity through building design, site design, landscaping and screening.
7. The proposed project will be constructed, arranged and operated so as not to interfere with
the development and use of neighboring properties, in accordance with applicable district
regulations.

The proposed project will be served by onsite water and sewer.
A Certificate of Capacity, a copy of which is attached to this resolution, was granted by the
Community Development Director on February 17, 2004.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of St. Lucie
County, Florida:
Pursuant to Section 11.02.05 of the St. Lucie County Land Development Code, the Major
Adjustment to an existing Site Plan and Conditional Use Permit for the project known as
PSL Moving & Storage Depot, is hereby approved as depicted on the site plan drawings
for the project prepared by Paul Welch, dated 11/13/03 and date stamped received by the
St. Lucie County Community Development Director on 11/13/03 for the property described in
Section B.
The property on which this Major Adjustment to an Existing Site Plan and Conditional Use
Permit approval is being granted is described as follows:
The south 150 feet of the southeast quarter of the southeast quarter of the northwest
quarter, less the east 47 feet in Section 10, Township 36 south, Range 40 east, St. Lucie
County, Florida.
Less and except the following described parcel:
Start at the southeast corner of the north 100 feet of the south 250 feet of the southeast
quarter of the southeast quarter of the northwest quarter, less the easterly 47 feet, in
Section 10, Township 36 south, range 40 east; thence proceed westerly on a line parallel
to the south line of the said southeast quarter of the southeast quarter of the northwest
quarter, a distance of 63.3 feet to the point or place of beginning; thence continue westerly
on a line parallel to the south line of the said southeast quarter of the southeast quarter of
the northwest quarter, a distance of 26 feet to a point; thence proceed southerly on a line
parallel to the west line of the said southeast quarter of the southeast quarter of the
northwest quarter a distance of 4.55 feet to a point; thence proceed northeasterly 26 feet
more or less, to the point or place of beginning.

This Major Adjustment to an Existing Site Plan and Conditional Use Permit shall expire on
February 17, 2005, unless a building permit is issued or an extension is granted in
accordance with Section 11.02.06(B)(3), St. Lucie County Land Development Code.

The Major Adjustment to an Existing Site Plan and Conditional Use Permit granted under
this Resolution is specifically conditioned to the requirement that the petitioner, Carlos
Munoz Quintana, including any successors in interest, shall obtain all necessary
development permits and construction authorizations from the appropriate State and Federal
regulatory authorities, including but not limited to: the United States Army Corps of
Engineers, the Florida Department of Environmental Protection, and the South Florida Water
Management District, prior to the issuance of any local building permits of authorizations to
commence development activities on the property described in Part B.
A Certificate of Capacity, a copy of which is attached to this resolution, was granted by the
Community Development Director on February 17, 2004, which certificate shall remain valid
for the period of Site Plan approval. Should the Site Plan approval granted by this resolution
expire or an extension be sought pursuant to Section 11.07.05(F) of the St. Lucie County
Land Development Code, a new certificate of capacity shall be required.
A copy of this resolution shall be attached to the site plan drawings described in Section A,
which plan shall be placed on file with the St. Lucie County Community Development
Director.
