The Lessors reserve the right--upon the exer- cise of the option by the Lessees and the conunencement of • the second five (5) year term--to sell the demised premises during the second five (5) year term, the Lessees agreeing to vacate and surrender the premises upon ninety (90) days' notice in writing of such sale, with the understanding and agreement that the Lessees have the right of first refusal on any bona fide sale offer, accepting the same terms and conditions as said bona fide sale offer. 7. The I,essees shall take good care of the premises leased and shall at their own cost and expense make all neces- sary repairs to the buildings and improvements presently lo- cated upon the premises, and at the end, or other expiration of the term, shall deliver up the demised premises, including the presently existing buildings and improvements and any ad- 'i ditions constructed on said premises in good order and condi- i ~ ~ tion, excepting damage by ordinary wear and tear. ~ 8. The Lessees may assign or sub-lease this lease or ~ an interest therein subject to the terms and conditions re- Y specting occupancy and use herein contained, provided that the tenant shall remain liable hereunder; further provided that the Lessees are given the right to sub-let the premises herein re- ferred to as a diner, said diner located on the demised premises ~ ~ her ein . ~ 9. The Lessors, their representatives or assigns, ~ ~ ~ ~ may enter upon the demised premises at any reasonable ti.me for ~ ~ the purpose of inspecti.ng the same. ~ ~ 10.
