Lessees shall, at the termination of this lease, for any cause, be entitled to remove said fixtures or equipment provided that . ~ any mutilation or damage to the buildings or pavements or im- provements resulting from said fixtures or equipment having been attached thereto or removed therefrom shall be restored by the Lessees. 12. The Lessors' rights and remedies under this lease shall be cumulative and shall not be exhausted by one exercise thereof and shall not exclude any other rights and remedies authorized by law. 13. The Lessees agree that they will use and occupy - i ~ the demised premises for the purpose of wholesale and retail fish, ~ operating a retail business customarily known as a marina, sell- ~ ~ ing bait, marine tackle, marine accessories and hardware, food ~ and beverage, boats, operate a boat yard, boat brokerage and boat moori.ng rentals for both water mooring, dock space and boat launching facilities, includi.ng a marineways and the sale of fuel for boats; and that they will not suffer or permis said s ~ premises, or any part thereof, to be used for any other purpose ~ than as above recited, without the consent of the Lessors being ~ ~ first obtained, which consent will not be arbitrarily or capri- ~ ciously withheld; except, the I,essees may sub-let the diner ~ ~ heretofore described located on the demised premises. ~ ~ 14.
