and may peaceably and quietly have, hold and enjoy the pre-
mises hereby leased during the term hereof, and said Lessors
covenant and warrant to the Lessees that they are the owners
in fee simple of the demised premises, including a fifty (50)
foot right-of-way lying adjacent to North Beach Causeway Drive,
and further warrant adequate i.ngress and egress to the property
with riparian rights herein demised.
15. T'he provisions and covenants hereof shall be

binding upon the successors and assigns of the respective par-
ties.
