SIMONS, AS TRUSTEE, hereinafter called the Grantors, to ROBERT V. DEGNAN and VIOLET M. DEGNAN, his wife, and MA.RION E. DUNN and SYLVIA V. DUNN, his wife, whose postoffice address is 108 Richard Street, West Haven, Connecticut hereinafter called the Grantee: WITNESSETH: That the Grantors for and in consideration of the sum of TenDollars S 10.00 , and other valuable considerations, receipt whereof is hereby acknowledged, by these presents does grant, bargain, sell, alien, remise, re- lease, convey and confirm unto the grantee, all that certain land situate in St. Lucie County, Florida, viz: Lot(s) numbered 10 and 11 , Block numbered 89 , Unit numbered 8, LAKEWOOD PARK, St. Lucie County, Florida, according to the P lat thereof recorded in Plat Book 11, at page 19, Public Records of St. Lucie County, Florida. TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. TO HAVE AND TO HOLD, the same in fee simple forever. AND the Grantors hereby covenant with said Grantee that they are lawfully seized of said land in fee simple;_that they have good rigtit and lawful author- ity to sell and convey said land; that they hereby fully warrant the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encumbrances. This conveyance is made subject to the following conditions and restrictions which shall be construed as covenants real running with the land to wit: 1.
