THIS WARRANTY DEED, Made and executed the 18th day of February,
19 66 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to JAMES A. WILSON and VIVIAN WILSON,
his wife, .
whose postoffice address is 5253 Midland Drive,
Charleston 6, West Virginia
hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in consideration of the sum ofTenDollars
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does grant, bargain, sell, alien, remise, re-
lease, convey and confirm unto the grantee, all that certain land situate in
St. Lucie County, Florida, viz:
Lot(s) numbered 5 , Block numbered 58 , Unit numbered 6,
LAKEWOOD PARK, St. Lucie County, Florida, according to the Plat thereof
recorded in Plat Book 11, page 7, Public Records of St. Lucie County,
Flora.da.
TOGETHER with all the tenements, hereditaments and appurtenances thereto
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee.simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in A~e~eeere~ Book 257,
at Page 472 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 19 66 and subsequent years.
