WARRANTY DEED

THIS INDENTURE, made this ~ xA day of April, 1966, between:
HOLLY HILL FRUIT PRODUCTS CO. , INC. , a Florida corporation, k
Grantor, and,
WINZ~ON SALES COMPANY, a foreign corporation, whose mailing address
is 33?9 Peachtree Road, N. E. , Atlanta, Georgia, 30326, Grantee.
WITNESSETH: That said Grantor, for and in consideration of the sum of -
Ten Dollars, and other good and valuable considerations - among which
is the agreement of the Grantee that Grantor shall have the right to mar-
ket the citrus crops produced upon the herein deseribed property for a
period of ten years, upon terms set out in the contract between the
- parties referred to in that certain Deed recorded in the public records of
_ St. Lucie County, Florida on December 17, 1965 in Official Records Book
No. l33 at page 37~ - to said Grantor in hand paid by ~aid Grantee, the
receipt whereof is hereby acknowledged, has granted, bargained and sold
to the said Grantee, and Grantee's heirs and assigns forever, the following
described land, situate, lying and being in St. Lucie County, Florida,
to-wit:
North one-half (N 1/ 2) of South one-half (S 1/ 2) of
Northeast one-quarter (NE 1/4) Section 8, Township
- , ; 37 South, Range 38 East, sometunes delineated on
- = records of Holly Hill Fruit Products Co. , Inc. as
- ~ Block 22-A,

3. together with and subject to easements for road and ;
_ canal purposes as set out in the following instruments:

a. Non-exclusive easement for roads and canals granted
' by W. W. Carlton and Annie G. Carlton, his wife, to
- Edsall Groves, Inc. and Herschel A. Auxier, dated
June 2, 1961, recorded in Official Records Book 11,
Page 321, and to W& W Groves Co. , Inc. and other-~
dated June 20, 1961, recorded in Official Records Book
12, Page 534, and to other persons under identical
, instruments appearing among the public records of
, , - St. Lucie County.
b. Non-exclusive easement from W. W. Carlton and wi.fe,
Annie G. Carlton to Ruth Huff Brady and others, dated
May 7, 1962 and recorded in Official Record Book 36 ;

c. Grantor's rights under and by virtue of certain mutual
! and reciprocal easements for internal rnads and canals
as set forth in instrument executed by Norman V. Huff
and others, dated August 1, 1962 and recorded in ;

the same are beneficial and appurtenant to the herein
conveyed land.
