And the mortgsgor hereby covenants with the mortgagee, that he ia indefeasibly seized of said land•
ia fee simple; that he haa full power and lawful right to convey the same in fee sunple as aforesaid;
that it ahall be lawfui for the mortgagee, at all times peaceably and quietly to enter upon, hold, occnpy,
and enjoy said land, and every part thereof ; that the land is and will remain free from all encumbrances;

mortgagee aa may be reaaonably required, and that said mortgagor does hereby fully warrant the title
