3. That they are owners of the fee simple title in said
lands free and clear of encumbrance; that they have suffered or
caused, granted or given to others whomsoever no option, license,
easement or lease as to said lands; that they have not contracted
for or made any improvements, survey or engineering in respect
to said lands which has not been completed at a date more than
ninety (90) days prior to the date of this affidavit, or for
which charges and costs therefor have not been full paid and
discharged; and, that they and no one of them have assigned or
pledged their said interest in the said agreement made Sxhibit "A"
hereof .
4. That this affidavit is made to induce said HO~MER HOYT
and GERTRUDE M. HOYT to purchase, and Lawyers Title Insurance
Corporatirnc~, Ricliauond, Virginia, to ins~re, as fee simple the _
