THIS WARRANTY DEED, Made and executed the 6th day of April
19 66 , by DONALD L. SHEPHARD, AS TRUSTEE, and JEROME A. SIMONS, AS TRUSTEE,
hereinafter called the Grantors, to -
Lucien Tetrault and Forest Agnes Tetrault, his wife,
whose postoffice address is 5619 Belle Avenue,
~ Baltimore, Maryland
hereinafter called the Grantee:
WITNESSETH: That the Grantors for and in considerstion o~ the sum of
$ 10.00 , and other valuable considerations, receipt whereof is hereby
acknowledged, by these presents does grant, bargain, sell, ~lien, remise, re-
lease, convey'and confirm unto the grantee; all that certain land situate in
St. Lucie County, Florida, viz:
Lot(s) numbered 12 , Block numbered 115 Unit numbered 9.
LAKEWOOD PARK, accordinq to the Plat thereof recorded in Plat Book 11, -
~ page 27 . Public Records of St. Lucie County, Florida.
TOGETHER with all the tenements, hereditaments and appurtenances thereto .
belonging or in anywise appertaining.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the Grantors hereby covenant with said Grantee that they are lawfully
seized of said land in fee simple; that they have good right and lawful author-
ity to sell and convey said land; that they hereby fully warrant the title to
said land and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances.
This conveyance is made subject to the following conditions and restrictions
which shall be construed as covenants real running with the land to wit:
1. Subject to existing easements, if any and to easements shown on the sub-
division plat.
2. Subject to restrictions of record recorded in Deed BoOk 242,
at Page 477 , Public Records of St. Lucie County, Florida.
3. Subject to taxes for the year 19 66 and subsequent years.
