12. "I??at, ia order tnore fully to protect the eecwcity o~ thie mortgage~
the mortgagor, together with; and in additZvn to, the monthly paymeate under the
terms of the note se~ured hereby, on the ~irst' day of $ach month until the said .
note is iully paid, and in addition to the provlsiona hereinbefore ma~e, will pay
to the mortgagee the iollow ing sunns: .

(b) All payments mentioned in the prec~ding eubsection oi thie paragraph
_and all payments to be tnade under the note secured hereby shall be acicled together
and the aggregate amount thereof shall be paid by the niorcgagor each month in a
sin,gle payment due upon the first of each and every month hereafter.
Any deficiency in the amount oi each aggregate monthly paymeat shall, unlese
made good by the mortgagor within chirty (30) days next after the same becomee
due and payable, oonstitute ah event of default under thie mortgage.
13. If, howev~r, ~he t~no~thly paym~nts ma~e by the mortgagor unr~er (a)
of paragraph 12 preceding ahall not be aufficient to pay taxes and assessmente and
insurance premiums, ae the case may be, ~ when the eame ehall become due and '
payable, then the mortgagor shall pay to the mortgag~e any amount necessary to
make up the deficiency, on or before the date when payment of such taxea, assesa-
menta or ineurance premiums ahall be due. -
