the m~rtqaqe balaace or~ly, annually on the whole aum remaining from '
t3,me to time unpaid; ar~d to pay all taxes, aesesemente or impoaitions
that nesy be leqally levied or imposed upon said land eubaequent to
the year 1965. And in case of failure of the 8aid party of the
aecond part to make any of the payments or any part thereof. or
to perform any of the covenanta on his part hereby mada and entered
into, thi8 contract shall, at the option of the parties of the first
part, be forfeited and termiAated, aYSd the party of the seoond part
shall forfeit all payments made by hia oi? thi8 contractt and such
paymente shall be retained by the said parties of the firat part
in full eatisfaction and liquidation of all damagea by them sustained~
and the said parties of the first part shall have the riqht to re-
enter and take posaession of premises afore8aid without beinq liable
to any action therefor.
Privileqe of pre-payment of this aqreenient in full at anytime
without penaity is granted.
IT IS I+ATT[JALI.Y AGRSBD by and between the partie8 hereto. that
the time of each payiaent shall be an easential part of tl~?is contract,
and that all covenants and agreementa herein contained shall extend
to and be obligatory upon the heira, executora. adaiinistrators
and assiqns of the respective parties.
