THE MOitTGAGOR COVENANTS AND AGREES THAT:
(1) The MORTGAGOR herein shall make the payment 8, called for in the lst mortgage
now encumbering ihis property, to the MORTGAGEE herein, which payment s the MORTGAGEE here-
in shall in turn deliver to the owner s of the said lst mortgage .
(2) If the MORTGAGOR herein does not make the scheduled payments as they oome due under the afor~
said 18t mortgage , then the MORTAGEE here at it9option, can make the said delin-
quent payment s, adding said payment e made to the balanoe due under this mortgage deed. In
the event that the MORTGAGOR herein does not make the scheduled payments as they become due
unde~ the aforesaid 18t , mortgage , then at the option of the MORTGAGEE
herein, the entire balarxe due hereunder can be deSlared due and payable in full on demand by the
said MORTGAGEE herein.
(3) The MORTGACOR herein shall not further encumber this property, exaept by obtaining the.permission
of the MORTGAGEE herein.
(4)_ The MORTGACOR herein will at the request of the MORTGAGEE herein, refinarxe the first mortgage
now encumbering this property at any time deemed desiroble by the MOP.TGAGEE herein. The pro-
oeeds of said refinsncing to be applied against the unpaid balanoe due hereunder.
The MORTGAGOR herein will at the request of the MORTCAGEE herein acknowledge this mortgage
- and the amount still due at the time of the request on a form provided for this purpose by the MORT
GAGEE. ~
- (b) Failure on the pnrt of the MORTGAGQR to comply. with, perform, or abide by any of the ag~eemenis,
stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4 and 5, empowers tha
- MORTGAGE~ herein, at his option, b dedare the entire balance due bereunder b be due and payable
at once. Failure of the MORTGAGEE herein, to exercise this option at any time shall not oonstitute a
waiver of ths ~ight to exercise this option at some later time.
In !he event of foreclosure of this mortgage deed, the MORTGAGOR will bs held liable only to the ex-
te~ of the p~operty encumbered by this morigage deed.
