succeeding period thereafter until the whole be fully paid.
It is agreed by the parties of the first part that after
$2,500.00 has beenpaid an the principal, the parties of the first
part shall convey the sub3ect property by Warranty Deed and shall
taka bac~ a gr~i~aary nat~ o~~~rLd b~ 8 gurch$se msn~ey first
mortgage on the sub3ect property, with prepayment without penaltq
allawed.
Party of the second part agrees to paq all taxes, assessments ~
or impositions that may be legally levied or im~posed upan said land
subsequent to the year 1965, and to keep the buildings upon said
premises insured in some company satisfactory to the partiea of the
first part, and payable for the parties respectively as their
interest may appe$r, in a sum not less than I3ight,Thousand Five
Huadred Dollars during the te~n of this agree~ent. And in case
of failure of the said party of the second part to make anq of the
payments or anq part thereof, or to perform any of the coveaants
on her part hereby made and entered into, this caatract shall, at
the option of the parties of the first part, be forfeited and
terminated, and the party of the second part shall forfeit all pay-
m~nts made by her on this contract; and such payments shall be
retained by the said parties of the first part in full satisfaction
and liquidation of all damagea by them sustained, and the said
parties of the first part shall have the right to re-enter and take
posseasion of the premises aforesaid without being liable to any
actian therefor.
IT IS I~JT[1ALLY AGREBD, by and between the parties hereto,
that the time of each payment ahall be an easential psrt of this
contract, and that all cavenants and agreements herein contained
; shall extend to and be obligatory upon the heirs, executors,
~ administrators and assigns of the respective parties.
