parties, respectively as their interests may appesr, in a sum not~

this agreement, and to keep the building upon the premises in good
and substantial repair. And in case of failure of the said parties
of the second part to make any of the paytents or any part thereof,
or to perform any of the covenants on their part hereby made and
entered into, this contract shall, at the option of the partp:of
the first part, be forfeited and terminated, and the parties of
- the second part shall forfeit all payments made by them on this
contract; and such payments shall be retained bq the said party of
the first part in full satisfaction and liquidation of all damages
by it sustained~ and the said party of the first part shall have
the right to re-enter and take possession of the premises aforesaid
without being liable to any action therefor. If default is made
in the payment of any instalment when due, then at the option of the
holder, and without any other notice, all the remaining instalments
shaii be due and payable at oace:.
IT IS MUTUALLY AGRBBD,~by and between the parties hereto,
that the time of eath payment shall be att essential part of ~his
contract, and that all covenants and agreements herein contained

~ shail extend to and be obligatory upon the heirs, executors, admin- ~
~ istrators and assigns of the respective parties; and to pay all costs
of collection, including a reasonable attorneyts fee in the event of
