Br ~TM ~ THE MORTCAGOR COVENANTS AND AGREES THAT: (1) 7he MORTGAGOR herein shall make the payment a, called for in the let mo~tgage now encumbering this property, to the MORTGACEE herein, which payment S the MORTGAGEE here- in shall in turn deliver to the owner of the said lat mortgage . (4) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage now encumbering this property a! a~y time deemed desirable by the MORTGAGEE herein. The pro- oeeds of said refinancing to be applied against the unpaid balance due hereunder. The MOR7GAGOR herein will a! ihe request of the MORTGAGEE herein acknowledge this mortgage , and the amount still due at the time of the ~equest on a form provided for this purpose by the MORT- GAGEE. (b) Failure on the pa~t of the MORTGAGOR to oomply with, perform, or abide by any of the agreements, stipulations, conditions and covenants as set forth at~ove in sections t, 2, 3, 4 and 5, empowers the MORTGAGEE herein, at his option, to decJare the entire balance due hereunder to be due and payable at once. Failure of the MORTGACEE herein, to exercise this o~tion at any time shatl not constitute a waiver of the right to exercise this optwn at some later time. (7~ In the event of foreclosure of this rrwrtgage deed, the MORTGAG~OR will be held liable only to the ex- tent of the property encumbered by ihis mortgage deed.
