IYARRANTY DEED
THIS WARRANTY DEED made the 6~ day of ,
A. D. ].9bb, by SYBIL LEVITA CULVERHOUSE, as Trustee under the
Last Wi12 and Testament of B. A. BR()Lt'N, Deceased, SYBIL LEVITA
CULVERHOUSE, individually, and GEORGE H. CULVfiRHOUSE, her hus-
band, SYBIL LEVTTA CULVERHOUSE, as Guardian of the Estate of
JoHN BRADF~tD CULVERHOUSE, a minor, and GEORGE H. CULVERHOUSE,
JR., and IRENE CULVERHOUSE, his wife, hereinafter called the
Grantors, to GEqtGE R. MERCADER, whose address is 4453 Haskell
Avenue, Encino, California, hereinafter called the Grantee:
(Wherever used herein the terms "grantor"
and "grantee" include all the parties to
this instrument and the heirs, legal repre-
sentatives and assigns of individuals, and
the successors and assigns of corporations)
WITNESSETH: That the Grantors, for and in considera-
tion of the sum of $10.00 and other valuable considerations,
receipt whzreof is ~er~by acknowledged, hereby grants, bargains
sells, aliens, remises, releases, conveys and confirms unto
the Grantee, all that certain land situate in Saint Lucie County,
Florida, viz:
Blocks 60, 61, 62 and 63 of BEI,-AIR
GROVES as per plat thereof recorded in ~
Plat Bo~k 14, at page 11 of the Public
Records of St. Lucie County, Florida.
' (This Deed is given subject to the easements
of record, to the restrictive covenants and

and roads, as the same are shown on said
plat of Bel-Air Groves.)

I TOGETHER with all the tenements, hereditaments and
appurtenances thereto belonging or in any~vise appertaining.
~ TO HAVE AND TO HOLD, the same in fee simple for~ver.
i AND the Grantors hereby covenant with said Grantee
that the Grantors are lawfully seized of said land in fee
~ simple; that the Grantors have good right and la~vful authority

~ to sell and convey said land; that the Grantors hereby fully

i warrant the title to said land and will defend the same against
