Thia mortgage is given aubject to easements of record, to the re-
strictive covenants and the dedication of canals, ditches, dikea
and roads as same are ahown on ea~ d plat of Bel-Air Groves.

t~ It ia hereby covenanted and agreed that if Mortgagor, after
September 20, 1967, should desire to enter into a long term firat
mortgage with an insurance canpany or other lending institution,
then l~ortgagee agrees to aubordinate this pu=chase money mortgage

, and the pranisaory note secured hereby to auch a first mortgage;
~ Provided: all of the above descrilied land has been planted to '
citrus, except that part thereof to be uaed as dikes, berms, roads,
drainage and irrigation ditches, lakes, ponds, overseer's house,

Mortgagor covenants and agrees that when the above described
; property has been planted to citrus, said citrus grove shall be
~ maintained in as good a state of cultivation and husbandry as grove
