Each such aonthly payme~t shall be applied first to interest and then to the unpaid picincipal balance, wit h interest from the date hereof at the r~,~e a~ 79G per annum on the unpaid balance. 1Mo or more payments may be made at any time by the parties of the second part on any installment due date. A grace period of 10 days is hereby allowed in the due dates. And the parties of the second part further covenant and agree as follov?s: 1. To pay all taxes, assessments, or_impositions that may.be legally levied or imposed upon said land subsequent to the ~ist day of ~ecember, I965. 2, To maintain in a state of good repair the building situate on the above described property and to suffer no waste or impairment of the same, reasonable wear and tear of the same only excepted. 3.
