If the parties of the second pert fail promptly to pay auch insurance
premiuma then the same may be paid by the parties of the first pert
and each such peyment, plus interest thereon at 8~ per ennum shall be
edded to the unpeid balance of this agreement.
(3) To maintain in a state of good repair the building situated oh the
above described property and suffer no weste or impair?nent of the seme,
~easoneble wear and teer of the seme excepted, a~d the second parties
acknoWledae the receipt and possessfon of the premises in good_repair
without eaception.
t4) To allow no liene to be pl8ced on the above described property for
meteriels ~'::~~oished, or lebor performed thereon, and if any such liens
ere so pleced, the same may be peid by the perties of the first pa rt
and each suah peyment, plus interest thereon at 8~ per annum, shall be
added to the unpeid belance of this agreement.
(5) To pey a reasonable ettorney~s fee in the event the first parties
or their assignees find it necessary to place this contract inthe hends
of en attorney to enf~rce the provisions ther~of by suit or otherwise.
(6) To promptly pay each and every the installments of principel and
interest as hereinbefore re-qu~.red promptly as the same becomes due.
Time of such payments being th~ essentiel part of this agreement.
(7) The parties of the sec.nd part covenant a~d egree that in the
event any payment due hereunder shall become delinquent for thirty
days, that the perties of the f irst part shall be entitled to the
appointment of a receiver t o take and possess the property a bove des-
cribed and to ceuse the removal of the second parties or any parties
cleiming under them, Nhich receiver shall conserve the said property
and the rents and profits erising therefrom until discharged by the
court of complete ~urisdiction.
Nox, if the parties of the second pert sliall make the peyments and
perform the covenents hereinbefore mentioned on their part to be per-
formed, then the party of the first part will forth~uith tender a good
and suPPicient Deed urith Documentary stamps efPixed then in a proper
I amount to the eaid parties of the sec~nd pert.

In the event of failure of the aeid perties of the second part to
make any of the peyment, or any part therof or fe il to perform any of
the covenants on their part, heretty make and entered into in addition
to the remedies hereinbefore accorded to the first parties, this contract
shell, at the option of the parties of the f
irst part, be forfeited and
terminated~ and the perties of the second part shall Porfeit ell pay-
menta mede by them under this contrect: end such payments shell be re-
tained by the said parties of the first pert in full setisPaction and
liquidation of ell demages by them sustainod; end the said parties of
the firstpart shall have the right to re-enter and teke possession of
the premises aforeseid Without being liable to eny action therefor.
The making of pa,yments enticipeted hereinbefore provided shall not ea-
tend the time of the next due pa~ment.
It is MUTUALLY AGREED, by and betWeen the parties hereto, that the time
of each payment shall be en essentiel part of tl-~is contract end that
all coveneots a~nd agreements the~ein contained shall eatend to and be
obligetory upon the heirs, executors, administrators end assigns of
~ the respective perties.
