THE MORTGAGOR COVENANTS AND AGREES THAT:
(1) The MORTGAGOR herein shall make the payment 8, called for in the 1 st mortgage
now encumbering this property, to the MORTGAGEE herein, which payment 8 the MORTGAGEE her~
in shall in turn deliver to the owner of the said a 8t mortgage .
(2) If the MORTGAGOR herein does not make the scheduled payments as they tome due under the afore-
said 18t mortgage , then the MORTAGEE here atit8 option, can make the said delin-
quent paymenis , adding said payment 8 made to the balance due under this mortgage deed. In
the event that the MORTGAGOR herei~ dces nat make the scheduled payments as they become due
under the aforesaid 1 St mongage , then at the option of the MORTGAGEE
herein, the entire balance due hereunder can be declared due and payable i~ full on demand by the
said MORTGAGEE herein.
(3) The MORTGAGOR herein shall not further encumber this property, except by obtaining tF~e permissiorr
of the MORTGAGEE herein.
(4) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance fhe first mortgage
now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
ceeds of sa:d refinan:ing to br applied against the unpaid balance due hereunder.
The MORTGAGOR herein wil! at the reqvest ot the MORTGAGEE herein acknowledge this mortgage
and the amount still due at the time of the request on a form provided for this purpose by the MORT-
GAGEE.
(6) Fail~re on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
stipulations, conditions and mvenants as set forth above in sections 1, 2, 3, 4 and 5, empowers the ~
MORTGAGEE ksrein; at his opi:on, to decJare the entire balance due hereunder to be dve and payable
at once. Failure af the. MORTGAGEE herein, to exercise this optEon at any time shall not constitute a
waiver of the ris,~1 to exercis this option at some later time.
(n !n the event of foreclasure of this mortgage deed, the MORTGAGOR ~vili be held liable only to the ex-
tent of tfie prop~rty encumbered by this mortg3ge deed.
