Thia conveyance is made aubject to ttie following conditions and restrictions which shall be conatru-
ed as covenants real running with the land to wit:
Subject to exiati~g easements, if any and to easements ahown on subdiviaion plat.
1. No building other than one private dwelling and garage (carporte) shall be erected on this lok
`The dwelling shall have an inside livable floor area of at least 600 square feet and the garage (car-
porte) at least 180 square feet and ahall be located at least 80 feet from atreet or back line, 26 feet from

8. All plans, including plot plans, elevations and fences must be first approved by Grantor or an
Aasociation of Property Owners when formed snd such construction when started must be completed
within 9 months.
4. No outside toilet facilitiea will be permitted and septic tanks must be erected and maintained in
a manner as preacribed by the 3t. Lueie County Board of Health. No drainage may be located within 26
feet of an adjoining lot, 60 feet of a waterfront _lot, or b0 feet of any well.
5. No tent, trailer, or any temporary type of atructure ahall be used as a residence~ and the lot
ahall not be used for storing~ny materials except construction in prngresa.
6. No fence, wall, hedge~ trees or ahrubs wluch obstruct vision between 2 and 6 feet above road-
ways will be permitted on any corner lot. And anq fence, hedge or ahrubbery on a watertront site that
is within 30 feet of the water line can not exceed three feet in height.
No activity will be permitted which ia a nuisance or annoyance to the neigbborhood. Household
peta are permitted if not maintained for any commercial purpose.
8. No sign can be diaplayed except one profe8sional sign or a"Sale" or "Bent" sign of not more
