T°; , ~ ; ~ ~ DEM1~ C~ THE MORTGAGOR COVENANTS AND AGREES THAT: (1) The MORTGAGOR herein shall make the payment S, called for in the 1 s ~ mortgage now encumbering this property, to the MORTGAGEE herein, which payment s the MORTGAGEE here- in shall in turn deliver to the owner of the said l~t morigage . (2) If the MORTGAGOR herein dces not make the scheduled payments as they come due under the afore- said 13t mortgage , then fhe MORTAGEE here at itSoption, can make the said delin- ' quent payment S, adding said payment S made to the balance due under this mortgage deed. In the event that the MORTGAGOR herein does not make the scheduled payments as they become due under the aforesaid l8t , mortgage , ihen at the option cf the MORTGAGEE herein, ths entire balance due hereunder can be deClared due and payable in fuil on demand by the ~ r said MORTGAGEE herein. (3) The MORTGAGOR herein shall not further encumber this property, except by obtaining the permission of the MORTGAGEE herein. ~ ~ (4) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the fi~st mortgage ~ now encumb~ring this property at any time deemed desirable by the MORTGAGEE herein. The pro- ceeds of said refinancing to be applied against the unpaid balante due hereunder. (5) The MO~TGAGOR herein will at tne request of the M~ORTGAGEE herein acknowledgs fhis mortgage ; and the amount still due at the time of the request on a form provided for this purpose by the MORT- _ F ~ GAGFE. . (6) Failure on ths parf of the AAORTGAGOR to comply with, perform, or abide by any of the agreements, ; stipulations, conditions and covenants as set forth ab~ve in s~ct~o~s 1, 2, 3, 4 and 5, empowers the ~ MORTGAGEE herein, at his opt:on, to decJ~re the entire balance due h~reunder to be due and payable ~ at once.
