Together with aIl structures and improvementa now and hereafter on said land, and fixturea attached
thereto. and all rents~ issues, prceeeds, and profits accruing and to accrue from said premises, all of which
are included within the foregoing description and the habendum thereof ; also ali gas, steam, electric,
water, and other heating, cooking~ refrigerating, lighting, plumbing, ventilating, irrigating, and power
systems, machines, appliances, fixtnres, and appurtenances, which now are or may hereafter pertain to,
or be used K•ith, in, or on said premises, even though they be detached or detachable.

mortgagee in fee simple.
And the mortgagor hereby covenants with the mortgagee~ that he is indefeasibly seized of said land
in fee simple; that he has full poWer and lawful right to convey the same in fee s~mple as aforesaid;
~ that it shall be lawful for the mortgagee, at all times peaceably and quietly to enter upon, hold, cecupy,
and enjoy said land, and every part thereof ; that the land is and w ill remain free from all encumbrances;
that said mortgagor will make such further assurances to prove the fee simpie title to said lattd in said
mortgagee as may be reasonably required, and that said mortgagor does hereby fully wanant the title
to said land, and every part thereof. and will defend the same against the lawful claims of all persons
whomsoever. ~
