renewal at least sixty (60) days prior to the expiration of the
term then in existence.
TNE LESSEE agrees to keep, conform to, and abide by
each and every of the following, which are hereby made conditions
of this Lease:
[1] To pay the rent herein reserved at the time and ~
in the manner aforesaid.
[2] To pay all charges for gas, electricity, and
other illuminant and power, and for wa.ter used upon and in connec-
tion with the said demised premisea not more than ten (10) days
after the same shall become due and payable.
[3] That said Lessee may assign this Lease or sublet
aZl or any part of the premises with the written consent of the
I.essor, and Lessor shall not unreasonably withhold such consent.
[4j To use said premises in pursuant with all laws

and ordinances now or hereinafter applicable,
[5] That the Lessee will keep in good condition dur-

ing the continuation of the term herein described the interior ;

of said demised premises, and will keep the same in good, sound,

clean condition and repair, ordinary wear and tear, fire, hurri- '
cane or other act of God alone excepted, and will not suffer any
strip or waste of demised premises. It is mutually agreed, in
consideration of the rent to be paid and other conditions of

this lease, that the Lessee shall not be responsible for damage to ~
the premises by fire or explosion.

[6] All additions, fixtures, or improvements, except ~
those which shall be readily removable without injury to the ~
premises, shaZl be and remain a part of the premises at the ex-
piration of this Lease.
[7] That the Lessor, or Lessor's agent may at any
reasonable time enter and view said premises, and make repairs,
