breach under this Lease shall be enforced against Lessee unless :

Lessee shall fail to remedy the breach, after receipt by Lessee
of written notice from Lessor specifying the breach, within fifteen
(15) days thereafter in the case of failure to pay rent, or within
thirty (30) days thereafter in the case of breach of any other

covenant or agreement, or, if the latter breach cannot be remedied ~
vithin thirty (30) days, then within a reasonable time thereafter, t
provided Lessee comtnences to remedy such breach within the said
thirty-day (30) period and prosecutes it to completion with dili-
t
gence.
[13.] The Lessor hereby covenants with the Lessee that, ~

upon the performance of the Lessee of all the conditions herein- ~
ab ~
ove set forth on the part of the Lessee to be kept and performed, ~
Lessee may quietly have, hold, occupy and use the above-described
premises without interruption by the Lessor. ~
[14.] During the term hereof, Lessor, at his own expense, ,

shall make all repairs necessary in order to keep the building of ~
which the demised premises form a part in as good order and repair ~

j as at present except repairs hereinabove provided to be made by

~ Lessee. Lessor shaZl deliver the premises in tenantable condition
~ and in as good condition as the same now are, broom clean,

~ [15.) In case the demised premises shall be partially
damaged by fire, the elements, external violence, earthquake,
flood, or other casualty, the demised premises, including any
alterations, changes and improvements made or installed by Lessor i

or Lessee, shall be repaired as speedily as possible, at the ex-
~ pense of the Lessor, and the rent payable hereunder shall be pro- ;

~ portionately abated for the period from the date of such damage to

~ the date that the same shall be repaired; in case the damage shall ~

be so extensive as to render the premises untenantable, the rents 4
14 (a) . In case the taxes on _t~e leased pre.~aises shall be increased ~
~ any year during the term over t~ie amount levied for the year 1967,
the Isssee shall pay for each said year as additional rent the full
amount of said increase to the Lessor at the time taxes are due for
said year.
