11. If a lot bordera a canal or lake, the bed of the canal or lake and the waters above such bed are
not included.
12. Portiona of the Plat marked "Reaerved" ia the private property oi the Grantor and not subiect to
theae conditions and reatrictiona and the Grantor reservea the rlght to release in whole or in pu~ any
reatrlction hereunder or to include in any contract or deed hereaiter made any addiHonal restrlctive
covenanta pmviding same are not inconaiatent with these herein contained.

signed by the Grantor to a Property Ownere Aseociation or aome corporate or non-corporate organization ~ ~
whose purpoae it ia to prnvide for the welfare of I.akewood Park. All purchasera of residence prnperty
are to be automatically entitled to memberahip and voting righta in an association of Owners to be iorm- ;
ed for the purpose of enfor~ing the convenants and maintaining the high standards of I.akewood Park. ~
All ownera shall be entitled to equal rIghta in the use of atreets. park areas. lakes and-~canals and any
other use of property which ahall be set apart by the Grantor and be maintained by the ProperLy Own-
era ARaociation when formed or a corporate or non-corporate organization. Grantee will pay ~11 for
each lot to Grantor, hia nomineea or assigns, on February 1, of each year. said sum to be used for gen-
eral maintenance.
14. The Grantor reserves to itself the roads and ways ahown on the Plat referred to herein and re-
servea the right at any time to dedicate all rnads or way8 ahown on Plat to public use or to convey same
to the State, County or City or any agency thereof.
1fi. For the breach of any of tbe .above restrictions. the Grantor shall be entitled'to apply for relief
by injunction in addition to any other remedy and iailure of the Grantor to enforee a reatriction herein
shall not~be deemed a wavier of a right to do eo thereafter as to the same, a prior, or subsequent breach,
and Grantor shall not be held liable for said fa~lure to enforce any restriction herein.
16. All af the covenants s~nd reatrictions ahall remain in force untll January 1. 1968, and sball be
automaticallq renewed for eacli 6 year pertod thereafter unlees owners of at least twatbirda o! the lota in~
the development shall, at lea$t six montha prior to any such renewal date. agree in writing to a change in
or an abrogation o! any of the above covenants, and records such writing so amending the atoresaid
covenants.
