equsl to one-twelfth of one-hali ( 3!e ) per centum of the svenge outatsnding balance due on the
note oomputed without taking into soeount delinquen¢ies or prepaymen4;
(b) A sum equal to the ground rents. if any. next due, plus the premiums that will neat became
due and payable on policies of flre and other hazard insurance covering the mortgaged property. plas
taxes and assessments next due on the mortgaged property (all aa estimated by the mortgagee) lesa
all sums already paid therefor divided by the number of months to elapse before one month prior
to the date when such ground rents, premiuma, taxes, and assessments will become delinquent, such
. sums to be held by mortgagee in trust to pay said ground rents. premiums. taxea, and special assesa-
ments ; aad
(c) All payments mentioned in the two preceding subsections of this paragraph and all pay-
; ments to be made under the note secw+ed hereby.shall~ be ~ldded tpgetfier and the aggregate amount

~ Any deficiency in the amonnt of such aggregate monthly payment shall, unless made good by the
mortga~or prior to the due date of the next such pa3yment, constitute an event of default under this mor~
~ gage. The mortgagee may cullect a"late charge' not to exceed two cents (2~) for each dollar (~1) of
each payment more than fifteen (15) days in arrears to cover the extra expense involved in handling
delinquent payments.
3. That if the total of the payments made by the mortgagor under (b) of paragraph 2 preceding shall
exceed the amount of payments aetually tnade by the mortgagee. for Rt~ound rents, taxes and asaes~ments
~ snd insurance premiuma, as the case may be. such excesa ahall be credited by the mortgagee on aubsequent
psyments to be made by the mortgagor. If. however. the monthly paymeata made by the mortgaBor
